Funding Applications

Applying for funding such as Capital Grant or CIF, can be a daunting process.  As experts in applying for and securing funding for school improvements, modifications and extensions Hookway can help. We know the system inside out and can either work with you or wholly manage the process of securing funding for your school project.

We have a proven track record of securing funding for schools (we achieved a 90% success rate in 2017), and for planning and managing the smooth implementation of building works, as well as overseeing cost effective maintenance programmes. We work on a 'No Win, No Fee' basis and our fee is included in the bid and covers management of the entire project.

Condition reports

A condition report is a vital tool in any planned maintenance strategy as it highlights any defects, problems or potential dangers that might exist. The report is based on a visual inspection of all the main elements of the property and serves as an effective tool for forecasting future maintenance costs.

Our condition reports will systematically cover all the key elements of the building, identify any problems and give professionally estimated costs for repairs and refurbishment. The information provided will provide peace of mind that the property has no immediate and obvious problems.

Building surveying

We carry out a full range of Building Surveying services for schools and colleges to maintain and enhance their building stock. From acquisition to disposal, our experienced chartered surveyors can support and advise clients at every stage of the property investment cycle, ensuring that they achieve value and minimising their vulnerability to risk. We currently work with over 80 schools as principal advisor on their buildings, arranging everything from simple maintenance to major extensions.

Building design & specification

Hookway has over 40 years' experience of designing and specifying building projects for the education sector. Projects range in scope from a simple roof  repair to a stand-alone building. We approach all projects with the same level of dedication, working carefully with our clients  to help realise their aspirations. Our practical approach helps maximise the potential value of their assets, whilst at the same time mitigating risk.

We have a proven track record for developing innovative yet functional designs for schools and colleges that meet both the client's brief,  and importantly. their budget. Our highly detailed specifications are tailor-made for each project, covering all key elements so that these can be individually priced. This is much appreciated by our clients for monitoring and controlling costs, and the level of detail has proved indispenable for helping prevent disputes.

Project management

By managing a project we can help ensure that everything runs smoothly and that the project is delivered on brief, on time and on budget. In the initial stages we can ensure that the Clients brief is clearly established and is at the heart of the project. We can  assist in the selection of the appropriate design team to deliver the brief, plan and develop the project brief and establish targets for costs, time and quality. Our aim is always to integrate the Client’s value objectives and ensure that their aims can be achieved.

Our expert team will ensure the production of appropriate tender documents to allow competitive tenders. We will also help establish the right contracors to deliver the project and produce the best possible outcome. During construction we will establish an integrated framework for the construction and design teams to ensure a successful outcome. We are experienced in keeping the Client informed and involved throughout the construction phase and ensuring the smooth flow of information between all parties. Our expertise in monitoring the building process allows us to ensure that the project is completed on time. This may also include managing any required changes to the project whilst keeping the client’s brief at heart and ensuring sound financial management throughout.

Cost control

During the construction phase of a project various matters can arise that in some way alter either the cost, programme, or quality of the works - often it is a combination of more than one factor. The timely, methodical and detailed monitoring and reporting of all potential and realised costs in relation to a project is key in enabling timely decisions to be made by all parties to minimise any impact, or maximise any benefit, to the project.

Cash flow is often key in the successful running of a company or individual project; this is especially true if the project relies on obtaining incremental finance. Hookway is able to provide estimated cash flows for all types of construction projects to help ensure that potential expenditures and incomes can be successfully planned and managed. Once works are underway the cash flow can be updated and monitored throughout the duration to track the actual costs and revise the future estimates for improved financial control.

Health & safety

Under the Construction (Design and Management) Regulations 2015 the role of the CDM Co-ordinator (CDM-C) has been replaced by the ‘Principal Designer’ role. The Principal Designer must have an understanding of how health and safety is managed during the design process and possess the skills to be able to oversee and co-ordinate health and safety during the pre-construction phase as well as throughout the ongoing design. Hookway's highly experienced project consultancy team provides comprehensive contract administration services and, in that capacity, can act as the Principal Designer for a very broad range of projects.

Under the new regulations the lead designer on a projects might assume the role of Principal Designer. However, not every designer will feel that they have the relevant knowledge, training and experience required to discharge their duties properly. This is where our previous experience as CDM coordinators comes into play and we have developed an ‘Advisor to Principal Designer’ service to address this specific need. In this capacity we will ensure that you properly fulfil your duties and obligations under CDM 2015 whilst endeavouring to ensure that this does not stifle creativity and design innovation.

Compliance

You are accountable for the safe and legal undertaking of building works conducted at your facilities. From working with asbestos and ensuring the correct safety procedures are carried out, to passing building control and meeting any specific building regulations, neglecting your responsibilities can have serious consequences. We can ensure this doesn’t happen and that every aspect of your project is conducted legally and without compromise.

We understand that working with schools and colleges requires special considerations including working restrictions, specific building regulations, community liaison, CRB approvals and more. Hookway can meet your requirements and get work underway with a minimum of fuss.
