Most construction projects have a lengthy duration and thus require the contractor(s) to be paid for works done to date on an interim basis (monthly being commonplace). Payments made must representative of the works done.

The provisions of The Housing Grants, Construction and Regeneration Act contain many prescriptive ‘rules’ that must be adhered with regarding payments and so professional certification and advice in this regard is very important, especially for inexperienced clients.
Once works are complete the final account sum will need to be agreed with the contractor(s). The sum due can often be a source of disagreement as it will depend on many factors such as number of variations, and any contractual claims made by the parties. The early appointment of a Quantity Surveyor should result in any issues arising being resolved as works progress, however, agreement of the final sum due can often be a long process.
